PURPOSE OF THE JOB

Support the organization within every area of facilities maintenance and maintain and sustain the mall facilities from time to time.

RESPONSIBILITIES OF THE JOB

1. Maintenance of building & structure, electrical and mechanical system such as; Air Conditioning, Mechanical Ventilation, Elevator, Escalator, Fire-Fighting installation, Hoisting, Natural Gas, PA, Sewage Pre-Treatment Plant, Grease Trap, Pump, Water Fountain, Sump Pit, Floor, Roof, Walls, Signage, Plumbing and BMS.
2. Carry out corrective, preventive and predictive maintenance.
3. Carry out inspection, testing and maintenance using ITM checklist.
4. Attend on Tenants complaint.
5. Assist Supervisor in the daily operation.
6. Work order / Job request management.
7. Asset tagging.
8. Monitor and attend to contractors and sub contactors for maintenance work.
9. Electrical, Working at Height, Hot Work and Confined Space Entry safety awareness/ prevention.

10. Green building and energy efficiency projects.

REQUIREMENT FOR THE JOB

Qualifications  

• MLVK / SKM / Certificate or Diploma in Electrical /  Mechanical / Civil / Air Conditioning / Building or 
• Chargeman, Wireman or CIDB Certificate. (will be added advantage)
• 3 Year Relevant Experience.

Knowledge

• Understanding of building systems: A good FM technician must have a thorough understanding of various building systems, such as HVAC, plumbing, electrical, and fire protection systems, and how they interact with each other.
• Knowledge of maintenance practices and procedures: Knowledge of preventive maintenance practices and procedures is essential, including troubleshooting and repair techniques, as well as the use of specialized tools and equipment.
• Familiarity with safety codes and regulations: A good FM technician should have a working knowledge of safety codes and regulations related to building maintenance and repair.
• Ability to read blueprints and technical manuals: FM technicians should be able to read and interpret technical manuals, blueprints, schematics, and other technical documents related to building systems.
• Knowledge of computerized maintenance management systems (CMMS): Familiarity with CMMS software and other computerized tools used in facility management is essential for effective maintenance planning and tracking.
• Basic math and measurement skills: A good FM technician should have basic math and measurement skills to calculate quantities, sizes, and weights.
• Effective communication skills: FM technicians must communicate effectively with team members, supervisors, and clients to coordinate maintenance activities, provide updates, and report issues.
• Ability to work independently: FM technicians should be able to work independently, making decisions and solving problems on the job site.
• Flexibility and adaptability: FM technicians must be flexible and adaptable to work in different environments, handle multiple tasks, and respond to changing priorities.
